Linda’s News & Views – May 2026
Spring is finally here, and after a slower winter, the Ottawa real estate market is starting to pick up again. Buyers are slowly getting back into the market, and with more homes becoming available, there is definitely more choice right now than we have seen over the past few years.
Interest rates have remained steady, which has helped ease some of the uncertainty buyers were feeling earlier this year. Although rates are still higher than the unusually low levels we saw during the pandemic, they are much more in line with what we would normally expect long term. Many buyers seem to be adjusting to this “new normal,” and confidence is gradually improving.
In April, Ottawa saw 1,336 homes sold, which was slightly lower than last year but noticeably stronger than March. At the same time, new listings increased quite a bit, giving buyers more options and helping create a more balanced market overall. Homes are also taking a little longer to sell compared to last spring.
Prices in Ottawa have remained relatively stable. The average sale price in April was approximately $712,184, while the median price remained around $650,000. Overall, we are not seeing dramatic price swings. Instead, the market continues to move in a steadier, healthier direction.
Different areas of Ottawa are performing differently. The west end suburbs continue to remain fairly strong and active, while condo apartments, especially in central areas, have been slower. Rural areas are also moving at a more relaxed pace, often with longer selling times and more inventory available.
Looking ahead, the spring market appears to be building momentum gradually. Buyers are taking their time, comparing more properties, and being careful with their decisions. Sellers are also facing a little more competition due to the increase in inventory. Proper pricing and presentation continue to be extremely important in today’s market.
